What pushes a quote up
Bathrooms, not bedrooms. A bathroom takes three to four times as long as a bedroom. A three-bedroom house with three and a half baths costs more than a four-bedroom with two.
Time since the last clean. The single biggest factor on a first visit. Two years of hard-water scale on shower glass is an hour with a scraper and a descaler; two months is five minutes.
Clutter. Cleaning is not tidying. If every counter, dresser and windowsill has to be cleared and put back, that is time you are paying for. Clearing surfaces before the crew arrives is the cheapest thing you can do to lower a quote.
Pets. Shedding animals mean more vacuuming, more passes on upholstery and more hair in corners and along baseboards. It is not a penalty, it is just hours.
Older homes. Century houses around Victoria Park and the Civic District genuinely take longer — deep-profile trim to brush, radiators to vacuum fin by fin, plaster that cannot be wet-wiped, and waxed floors that need a specific method.

Is the first clean more expensive?
Almost always. The first visit is doing catch-up that a maintenance visit has no time for. Expect roughly 1.5 to 2.5 times the recurring rate for that one visit, then the standard rate from then on.
Do you charge by the hour or by the job?
By the job, quoted in advance, so you know the number before anyone starts. Hourly is only used for open-ended work where nobody can reasonably scope it up front — a hoarding situation, or a house nobody has been able to walk through.
